Foundations: Where possible, we use galvanised steel ground screws for the foundations, avoiding environmentally impactful concrete. Ground screws are quick to install and also incredibly robust, allowing air to flow beneath the structure.

Structure: We construct our own timber kit to form the shell of the Garden Room (walls, floor, roof) creating a strong, highly insulated structure.

Cladding: Currently, as standard, we install FSC certified Thermowood, one of the best sustainable claddings on the market. Siberian Larch may return to our shores in the future. 

Insulation: Your beautiful new garden room isn’t just for the summer months. The fully insulated floor, walls and ceiling of our rooms ensure your garden room will keep you warm and comfortable all year round, no matter what the Scottish weather throws at it. 

Glazing: As standard, we fit double-glazed UPVC windows and doors finished in Anthracite Grey for a modern, sleek aesthetic. Along with slim sightlines, our doors and windows offer excellent thermal insulation.

Roofing: For the roof, we use a synthetic rubber membrane (Firestone EPDM) that is supplied in 1 piece. It’s cut specifically for the dimensions of your room, which means no joins or leaks. We're approved installers of the system, therefore we offer a 20-year warranty on the membrane as standard.

Flooring: Combining performance with beauty, all of our garden rooms come with Quick Step laminate flooring, which boasts a natural look and feel while being scratch and stain resistant. The range offers a water-repellent HydroSeal coating with the surface of the boards being completely sealed so bacteria, dirt and even spillages won’t penetrate.

Electrics, lighting and internet: We can outfit your new garden room to your exact specifications and needs. During the design phase, you can specify the position and style of the lighting (inside and out) along with the electrical and CAT 6 internet sockets. 

Decor: We paint all our garden rooms white; however, we can easily discuss and incorporate a custom colour if you prefer.
